Former Sony Site in Pitman, NJ, Could Become Film and TV Production Campus

A long-vacant property in South Jersey could soon have a new purpose, with plans to transform Pitman’s former Sony site into a film and television production campus. The proposed development is a partnership between the Borough of Pitman, SORA Development, and Americana Studios, with additional plans for housing, commercial space, and a hotel. According to Pitman Mayor Michael Razze, the project represents a major opportunity to create jobs and bring new economic activity to the borough while preserving the character of the community. What’s Planned for Pitman’s Former Sony Site?

The Borough of Pitman, alongside SORA Development and Americana Studios, announced plans on October 26th to transform the former Sony property at 400 North Woodbury-Glassboro Road into the Americana Studios District.

According to the announcement, the proposed 76-acre district would serve as a film, television, and recording production campus, with additional space for mixed-use housing, commercial businesses, and a hotel. The project has an anticipated budget of $450 million and is expected to create more than 400 local job opportunities and contribute $150 million annually to the local economy.

In a statement, Mayor Michael Razze described the proposed development as an opportunity to revitalize the former Sony property, which has remained largely underutilized for nearly 15 years. He said the Borough’s goal is to ensure the project complements Pitman’s existing neighborhoods and business district while creating new opportunities for growth and investment.

“This development represents a rare opportunity to breathe new life into a property that has sat largely vacant for years while preserving the values and character that define our community,” Mayor Razze said. “We believe this project will serve as a catalyst for economic growth, create opportunities for our residents, support our local school district, and further strengthen Pitman’s future for generations to come.”

In 2023, Pitman amended its redevelopment plan to include the potential use of eminent domain to facilitate redevelopment of the former Sony site. However, Mayor Razze confirmed that eminent domain will not be necessary, as the property’s owner and the development team have entered into a binding agreement for the site’s acquisition. This allows the project to move forward through a voluntary transaction.

“We look forward to sharing additional details as the project progresses now that we have reached a stage where we are able to share this vision, and we thank everyone who has worked tirelessly to help bring this closer to reality,” Mayor Razze said. “We are excited that over a decade of work and countless volunteer and professional hours of time spent bringing something meaningful to this site, are finally bearing fruit.”

New Jersey’s Growing Film + TV Industry

The proposed Pitman campus would join a growing number of film and television production projects across the Garden State. In May 2025, Netflix broke ground on a planned 500,000-square-foot production facility at the former Fort Monmouth Army base in Monmouth County. The $1 billion project is expected to include 12 soundstages, production workspaces, and community amenities, with the studio projected to open in 2028.
