The project has an anticipated budget of $450 million and is expected to create more than 400 local job opportunities and contribute $150 million annually to the local economy.<\/p>\n<p>In a <a href=\"https:\/\/www.facebook.com\/share\/p\/1H1Wx2AJp2\/\" target=\"_blank\" rel=\"noopener\">statement<\/a>, Mayor Michael Razze described the proposed development as an opportunity to revitalize the former Sony property, which has remained largely underutilized for nearly 15 years. He said the Borough&#8217;s goal is to ensure the project complements Pitman&#8217;s existing neighborhoods and business district while creating new opportunities for growth and investment.<\/p>\n<p>\u201cThis development represents a rare opportunity to breathe new life into a property that has sat largely vacant for years while preserving the values and character that define our community,\u201d Mayor Razze said. \u201cWe believe this project will serve as a catalyst for economic growth, create opportunities for our residents, support our local school district, and further strengthen Pitman&#8217;s future for generations to come.\u201d<\/p>\n<p>In 2023, Pitman amended its redevelopment plan to include the potential use of eminent domain to facilitate redevelopment of the former Sony site. However, Mayor Razze confirmed that eminent domain will not be necessary, as the property&#8217;s owner and the development team have entered into a binding agreement for the site&#8217;s acquisition. In May 2025, Netflix <a href=\"https:\/\/thelocalgirl.com\/jerseyshore\/netflix-fort-monmouth-2025\/\">broke ground<\/a> on a planned 500,000-square-foot production facility at the former Fort Monmouth Army base in Monmouth County.
